UK real estate firm Harworth Group is close to selling a second parcel of land to a data center developer.
Earlier this month, the firm said it identified a site in its current portfolio of powered land that can deliver a hyperscale data center and was in advanced negotiations with several companies about the land.
This week, Harworth said it had entered into an exclusivity agreement with an unnamed “leading data center provider” for a powered land sale at that site. Full details of the proposed site weren’t shared.
“The site benefits from excellent planning prospects and an accepted power connection offer, and has the potential to deliver significant value gains,” the company said.
Harworth owns and manages a portfolio of more than 15,000 acres across more than 100 sites in the North of England and the Midlands. It has developed industrial sites across the likes of Leeds, Liverpool, Bolton, Sheffield, and Northampton.
The company previously sold land to Microsoft in 2024 for a data center development. The Skelton Grange site in Leeds sold for $106.6 million.
Earlier this month, Harworth said its potential landbank totals 800MW and offers value yet to be realized. The company this week outlined further details.
The Skelton Grange site and the proposed transaction this week together total 400MW of current capacity with the “prospect of securing higher power capacity.”
Harworth said it has two further sites which together benefit from accepted power connection offers totaling 400MW; one site with a potential power connection offer of 100MW and a formal connection offer expected in due course; and another site with anticipated power availability “sufficient to deliver a hyperscale data center.”
“All six sites are owned freehold by Harworth, controlled through options or held in partnerships,” the company said. “All but one are already progressing through the planning system, with stakeholder engagement underway on the final one.”
Harworth said it has also “identified the potential” for further smaller-scale digital infrastructure projects across its portfolio, such as for colocation or Edge facilities.
Lynda Shillaw, Harworth CEO, said: “Harworth provides a compelling opportunity to invest in powered land for data centers, having established a strong track record in this area with our first powered land sale in 2024 for a hyperscale data center and now our entering into an exclusivity agreement for a second hyperscale transaction.”
She continued: “We are confirming today that we have the potential to deliver up to six hyperscale data centers across our irreplicable land portfolio, which, coupled with our in-house expertise in planning, power, servicing, and deal execution, will deliver strong, through-the-cycle returns to investors.”
