A new data center campus is being proposed in Kent, UK
UK renewable energy developer Clearstone this week announced plans for the Ebbsfleet AI Data Centre Campus.
The company has filed plans via its CSE52 Ltd affiliate, and the UK Government has agreed to treat the project as a development of national significance, potentially speeding up the planning process.
The company is hoping to develop a 300MW campus on 145 acres on New Barn Road near Dartford. Up to 180,000 sqm (1.9 million sq ft) of data center space across four buildings could be delivered, with the first coming online in 2030, along with an on-site substation.
Power will be delivered through a connection to the UK’s electricity transmission network, owned and operated by National Grid.
A full public consultation on draft proposals will take place in 2027, according to the company. The site is currently used for agriculture as polytunnel horticultural land.
Founded in 2016, Clearstone describes itself as a UK infrastructure developer specializing in “next-generation, grid-connected infrastructure,” and has developed 2GW of energy projects to date.
Its Clearstone Energy division is focused on utility-scale solar farms and battery energy storage systems (BESS), while Clearstone Data looks to develop data centers.
The firm claims 900MW and 500,000 sqm (5.3 million sq ft)of data center projects in development. Other projects on Clearstone’s website include a 300MW development on 37 acres near Luton that could launch in 2030, known as the Junction DC project, and a 300MW project on 100 acres in East London that is also due live in 2030.
Clearstone first filed to develop a 300MW BESS system in Dartford – known as the Dartford Energy Hub – in January 2025, but withdrew its application in October after planning offices said it should be refused.
