Riga-based PropTech startup Unitoq has raised €155,000 in pre-seed funding from a syndicate of business angels, including members of the Latvian Business Angel Network (LatBAN). The company is developing a digital platform that enables individuals to invest in vetted European residential properties from €100, earning returns from rental income and potential property appreciation while professional operators manage tenants and maintenance. Unitoq will use the funding to secure a licence under the EU’s European Crowdfunding Service Providers (ECSP) Regulation, prepare for its planned early 2027 launch and bring its first properties to investors ahead of a future seed round.
Founded in 2026 by Eduards Raudonis and Nikita Manija, Unitoq develops a digital real estate investment platform that allows individuals to invest in residential properties from €100 and receive a share of rental income and potential property appreciation. Property selection and investment are managed through the platform, while professional operators handle tenants and property maintenance. Unitoq is applying for authorisation under the EU’s European Crowdfunding Service Providers Regulation and plans to launch in early 2027.
“Owning a rental property has built wealth for generations, but the high entry ticket and the hassle of managing it are simply too much for most,” says Eduards Raudonis, co-founder and CEO of Unitoq. “Unitoq opens that opportunity up to many more people, letting them build a diversified real estate portfolio straight from their smartphone.”
Unitoq aims to address the high upfront costs and operational responsibilities associated with buying residential property for investment. Through its platform, users will be able to select properties to invest in without purchasing an entire apartment or managing it directly.
The company says investors will be able to track the performance of their investments digitally, while experienced property operators handle tenants, maintenance and other day-to-day responsibilities. Returns are expected to come from rental income and any increase in property value.
Co-founder Nikita Manija adds: “Having experienced LatBAN angels on board is a strong signal of confidence in both the team and the model. This funding gives us the runway to secure our license, launch the platform and bring our first properties to investors, while we prepare for our Seed raise.”
Unitoq is applying for authorisation under the EU’s ECSP Regulation. A licence issued in Latvia would allow the platform to serve investors across the European Union, subject to the regulation’s requirements.
The company plans to launch in early 2027, pending regulatory approval. More than 1,000 people have already joined its waitlist, according to Unitoq.
The €155,000 pre-seed round was backed by business angels, including members of LatBAN. The funding will support the company’s licensing process, platform launch and onboarding of its first investment properties.
Unitoq also plans to prepare for a subsequent seed round as it moves toward bringing the platform to market.
