European real estate investor SWI has launched its new AI cloud division, SWI Compute.

SWI said its new compute division is supported by 3.6GW of power capacity across 24 sites in the US and Europe that the wider group has secured.

SWI Compute will deploy globally, with a focus on Europe. Its first large-scale deployment will be located in Cambridge, UK.

Starting with 30MW and hosting close to 7,000 Rubin GPUs and 3,500 Vera CPUs in Nvidia Vera Rubin NVL72 racks, the site expected to come online by the end of 2027.

This 30MW is the initial phase of a UK campus planned to grow to 530MW, with the company targeting 2.3GW of Nvidia-focused capacity by 2029.

Nvidia became a Preferred Nvidia Cloud Partner in August, ordering approximately $1 billion of Nvidia systems. The firm said it has finalized contracts with its first customers.

“Energy availability represents the primary bottleneck facing European AI infrastructure. Having spent six years acquiring grid access, SWI Group is now deploying these power resources into dedicated Nvidia AI factories through SWI Compute,” said Halil Mirakhmedov, CEO, SWI Compute. “Just two months after joining the Nvidia Cloud Partner program, our team secured approximately $1 billion in advanced hardware orders and executed initial client contracts. The market continues to surpass available capacity, and we are rapidly expanding our footprint to fulfill this requirement.”

SWI added that every SWI Compute site is built to Nvidia reference architectures, and going forward will be designed, built, and operated to Nvidia’s DSX AI Factory Platform requirements.

“AI factories are essential infrastructure that turn regional energy into intelligence and economic opportunity,” said Nico Caprez, Vice President, global AI infrastructure growth at Nvidia. “SWI Compute is putting Europe’s energy to work for the ecosystem of AI natives, labs, universities, and enterprises. Built on Nvidia reference architectures and adopting Nvidia DSX for its next generation of AI factories, SWI Compute is building infrastructure that is productive, durable, and fungible – able to serve new customers and workloads and keep generating value for years to come.”

Formed from the merger of Stoneweg and Icona Capital last year, Euronext Amsterdam SWI Group has some €11 billion ($12.27bn) in assets under management.

The firm last year announced it was launching its own data center fund and platform, taking a stake in AiOnX, which has projects across the UK, Ireland, and mainland Europe.

AiOnX is developing a data center park in Cambridge, UK, and near Dublin in Ireland. The company also lists projects in Milan, Italy; Varde, Denmark; and Madrid, Spain. The Irish site is reportedly leased to Amazon.

Plans for SWI to launch a GPU-as-a-service provider were announced over the summer, though few details had been shared. The company was previously set to invest in German cloud and data center firm Polarise, but backed out to instead merely provide financing.

In the US, SWI recently acquired cryptominer Genesis Digital Assets and rebranded it to SWI Digital. The deal gave SWI 15 crypto data centers in the US and Sweden, with a footprint of 1.3GW of available power for potential conversion to AI data center sites.

“We started investing in land, power, and shell in 2020. SWI Compute is the final piece, providing fully integrated infrastructure for Nvidia AI factories. SWI Group is now a transatlantic, vertically integrated digital infrastructure company, from the grid connection to the GPU, and SWI Compute puts that capacity directly in the hands of the customers who need it most,” said Max-Hervé George, founder and CEO, SWI Group.

SWI’s Stoneweg Europe Stapled Trust (SERT), which combines Stoneweg European Real Estate Investment Trust and Stoneweg European Business Trust, is also looking to potentially redevelop around ten industrial sites across four European countries for data center use.

Plans for SWI’s Cambridge site were announced in June 2025. The project is located at Sutton-in-the-Isle in Cambridgeshire.
