Warehouses De Pauw announces two data center projects in Ilfov County, Romania

Belgian real estate firm Warehouses De Pauw (WDP) is considering building two new data centers in Ilfov County, southern Romania.

According to Profit.ro, which broke the story, the facilities would be built in an industrial park owned by the firm in the commune of Ștefăneștii de Jos.

While the project’s IT compute capacity has not been disclosed, a combined grid connection agreement of 380MW has already been approved for the development.

If developed, the two data centers are expected to open by 2030. According to reporting by Profit.ro, Lamas Invest, a firm owned by WDP Romania’s country manager, Jeroen Biermans, will co-develop the overall project. To support the power consumption requirements of both facilities, a 220kV transformer station is likely to be built in Ștefăneștii de Jos to connect the project to the nearby Fundeni-Brazi Vest 1 overhead power line.

A WDP spokesperson told DCD that it is “still too early to speak of a concrete project” in Ilfov County and was therefore unable to confirm the specifics of Profit.ro’s story. However, “WDP has a general interest in data centers. Given their energy-intensive nature, securing sufficient grid connection and power capacity is a critical first step before any potential development can be considered. We assess such opportunities across our European markets as part of our broader strategy, alongside our core logistics real estate activities.”

WDP is a logistics real estate developer headquartered in Wolvertem, Belgium. Its portfolio in Romania consists of 21.5 million sq ft (2 million sqm) of warehouses and logistics hubs valued at €1.6 billion ($1.8bn). Its last major investment in the country consisted of the construction of a 344,445 sq ft (32,000 sqm) distribution center outside Bucharest.

Ilfov County surrounds Bucharest, Romania’s capital, where most of the country’s data centers are concentrated. There are 65 data centers currently operational in the country, according to DataCenterMap, a market that trails only Poland (112 facilities) in size.

The addition of WDP’s two facilities would, if approved, significantly add to the power demands of Romania’s data center market. According to a recent forecast by the country’s grid operator Transelectrica, the nation’s current 100MW power demand from data centers will likely balloon to 370MW by 2030 and 680MW by 2035.
