The Guild supports agents ahead of major regulatory changes

Following the introduction of the Renters’ Rights Act in England, further changes affecting the lettings sector in Wales are due to come into force next month under legislation introduced by the Welsh Government.

The Guild of Property Professionals is holding a meeting for its Welsh members on 26 March to discuss the impact of the changes and the wider implications for landlords and letting agents operating in Wales. The session follows the publication of official guidance linked to The Renting Homes (Miscellaneous Amendments) (Wales) Regulations 2026.

The new measures, which take effect from 1 June 2026, are intended to prevent landlords from discriminating against prospective tenants who have children or receive welfare benefits.

Ahead of the Renters’ Rights Act coming into force in England, The Guild of Property Professionals also ran a webinar programme for members covering the latest regulatory changes affecting the lettings sector. The sessions were led by compliance officer Paul Offley and senior account manager Tanya Pearson.

The organisation said the latest meeting forms part of its ongoing support for agents as further legislative changes affecting landlords, tenants and letting agents are introduced across the UK.

Paul Offley, compliance officer at The Guild of Property Professionals, said: “The pace of legislative change within the lettings sector continues to accelerate, and it is vital that agents remain informed and prepared. The new Welsh regulations introduce important protections for tenants, and agents need to understand both the practical and compliance implications for landlords.

“At The Guild, our focus is on giving Members the clarity, confidence and practical support they need to navigate these changes successfully. Through our webinars, training sessions and Member meetings, we are ensuring agents have access to the latest guidance so they can continue to deliver professional, compliant advice to landlords and tenants alike.”
