Multiple new data centers are set to be built in Finland.
Real estate firm Brunswick is eyeing a site outside Helsinki, energy firm Neoen is targeting an 80MW development in Lappeenranta, and real estate investor Trevian could be set to redevelop former Nokia sites in Oulu.
Brunswick looks to build in Helsinki
A new data center development has been proposed outside Helsinki, Finland.
The city of Helsinki this week announced Nordic real estate asset management company Brunswick Real Estate has applied for a development reservation for a potential data center development.
The company has applied to reserve approximately 7.3 hectares in Heikinlaakso in Suurmetsä, to the north of the city, between Kääpätie and Lahdenväylä.
Full details haven’t been shared, but a data center building 21-30 meters (69 – 94 feet) high is planned.
Currently woodland, the project area is mainly zoned as a business area, though the land to the north is marked as a recreation and green area. The project would require a change to the local plan.
The reservation application will be processed by the Urban Environment Committee before summer 2026, after feedback from residents. The City Board’s Economic Affairs Division will then decide on the reservation.
The city noted that if the development reservation is granted, it will require further information during planning about the operator behind the data center.
Founded in 2003, Brunswick Real Estate is a Nordic real estate asset management company that has been operating in Finland since 2009.
The company has previously partnered with Prime DC for a planned project outside Helsinki in Järvenpää and another in Esbjerg, Denmark. The company is also working with QTS on its planned Finnish project in Forssa.
Brunswick had previously acquired and then sold a Digital Realty-occupied facility in Stockholm, Sweden.
Neoen eyes data center in Lappeenranta
Yle reports Neoen is planning to build an 80MW data center in Yllikkälä, Lappeenranta.
The city has initiated a zoning change that would allow the facility to be built. Full details of the planned development haven’t been shared.
Lappeenranta is the regional capital of South Karelia in the southeastern interior of Finland, northeast of Helsinki. Yllikkälä is around 10 kilometers west of Lappeenranta.
Neoen already operates a battery energy storage system in Lappeenranta. Work on the 56.4MW Yllikkälä Power Reserve Two started in 2023 and went online in 2025.
Scale42 operates a data center in Lappeenranta. Polarnode is developing a 100MW campus in the region, which could eventually support 350MW of capacity. That site is set to be leased to European cloud firm Nebius.
Founded in 2008, Neoen is a French renewable energy firm that develops wind, solar, and battery storage projects. The company has signed multiple PPAs with Equinix across Finland, Sweden, and Italy.
Trevian targets Oulo development
In the city of Oulu, former Nokia sites could be redeveloped for data center use.
According to Kaleva, Trevian Asset Management is planning two developments in Oulu. The firm is reportedly set to develop on the former Nokia premises in Rusko and Leväsuo.
Trevian is an independent and management-owned real estate investment and asset management company in Finland, with €1.2bn ($1.4bn) in assets under management. The company first announced plans to invest in the data center space in 2024.
The company this week said it had signed a letter of intent to integrate the Leväsuo project development area into the Oulu Trevian Datacenter I Ky investment. Approximately 60,000 sqm (645,835 sq ft) of development land will be added to the project. Full details of the planned developments weren’t shared.
“By combining the Rusko and Leväsuo real estate developments, we are able to build an entity that emphasizes redundancy, usability, and scalability,” said Jukka-Pekka Joensuu, Trevian’s leading advisor. “This enables operators to have a highly competitive operating environment. In a market where capacity availability and infrastructure readiness are critical, especially from the perspective of advanced digital solutions, the Oulu entity clearly stands out.”
