Chronos, a vehichle that Kryalos manages and that to which Bain Capital Credit subscribed in 2020, inaugurated a building in Via Bernina in Milan (see here a previous post by BeBeez). Il Prisma, an Italian architects firm, projected the building. Kryalos hired Dils and Cushman & Wakefield for leasing the properties. Bernina has 9 floors and a total surface of 26620 sqms. In 2022, Kryalos managed assets worth in the region of 12 billion euros (see here a previous post by BeBeez). The firm’s total income is of 47.9 million (+22.6% yoy), a brokerage margin of 46 million (+22.4%), an ebitda of 23.2 million (+15.1%), net profits of 15.1 million (+15.5%), cash of 17.3 million, and co-investments with a market value of 16.1 million that the fund carried on without raising financial debts.
Dama sold its 19.7% in Milan-listed real estate developer and investor in alternative assets Borgosesia to Istituto Atesino di Sviluppo (ISA)(see here a previous post by BeBeez). Mauro Girardi will keep his role as Borgosesia’s ceo and chariman. Dama fetched 8.3 million euros (0,88 euros per share) with an earn-out that the parties will calculate in the next three years.
Ardian invested more than 10 million euros in the requalification of Milan’s building in Via Santa Margherita 11 and the regeneration of the surrounding area (see here a previous post by BeBeez). This building is part of 26 assets that Ardian and Dea Capital Real Estate acquired from Montepaschi in November 2020 for 300 million.
The Italian Ministry for Home Affairs and the European Investment Bank (EIB) launched a 272 million euros fund for the development of the 14 Italian big cities (see here a previous post by BeBeez). Equiter and Intesa SanPaolo will manage resources for 163.2 million while Banca Finint and Sinloc will handle up to 108.8 million. Such funds will channel the resources of the National Recovery and Resilience Plan for projects of sustaanable urban regeneration, social inclusion, energy efficiency, and digital innovation.
Fingiaco, a corporate finance advisor, and Real Consultant, a real estate consultancy firm, merged and created Ways Advisory (see here a previous post by BeBeez). Mattia Cavaleri, Enrico Giannelli and Leopoldo Varasi, the three partners of Ways, will lead a team of 32 professionals that will operate in the fields of performance improvement, debt advisory, deal advisory, and real estate.
Garbe Industrial Real Estate Italy expects to end the construction of a logistic park of 83000 sqms based in Pavia area in November 2023 (see here a previous post by BeBeez). Garbe is the Italian subsidiary of German Garbe Industrial Real Estate.
