Data center firm Evroc has acquired land outside Stockholm, Sweden, for its debut development.

Swedish property firm Arlandastad Group this week announced it has sold land to Evroc, which will develop a data center in Arlandastad. The purchase price amounts to 25 million sek ($2.2m).

Arlandastad is located north of Stockholm, close to Stockholm Arlanda Airport. Arlandastad Group said the development is adjacent to the E4 roadway.

“We look forward to Evroc building a data center that puts Arlandastad on the map. With a sustainable and modern cloud-based data center connected to AI, we see Evroc's presence as a strong contribution to the development of the area. It is also gratifying that we are once again selling land at a higher price than book value, a nice testament to the value development of the portfolio,” said Dieter Sand, CEO of Arlandastad Group.

With the land purchase completed, Evroc is aiming to break ground in the first half of 2025 and expects the site to be operational by the latter half of 2026.

“Finalizing this land deal is a major milestone,” said Mattias Åström, Evroc founder and CEO. “It brings us one step closer to building Europe’s most advanced hyperscale cloud and AI Factory. Our AI data center in Arlandastad will not only stand out architecturally but also offer unparalleled performance and sustainability – powered by fossil-free energy and an AI-first design.”

Launched in 2023, Swedish start-up Evroc raised €13 million ($13.9m) in its pre-seed round but is planning to get this to €3 billion ($3.2bn) in the next two years. The company aims to develop highly sustainable hyperscale facilities across Europe and offer cloud services.

Evroc’s initial funding has been supplied by EQT and Norrsken VC.

Plans for Evroc to acquire the site were first announced in late 2023. Specifications for the company’s development haven’t been shared – but Sifted previously reported it will span 3,500 sqm (37,675 sq ft).

Evroc said it plans to invest €600 million ($640m) in the project, which is one of ten it intends to develop across Europe over the next ten years. The data center will be designed to contain 16,000 GPUs at full capacity.

Founded in 2006, property development company Arlandastad Group owns Explore Arlandastad, an area outside Stockholm zoned for development for businesses.
