US-based land firm TerraVolt has acquired 1,077 acres in Cassia County, Idaho, where it plans to build a behind-the-meter gas-powered plant to support a data center development.
The company said that it intends to develop the site as a master-planned data center campus, designed to support an initial 240MW of on-site generation. According to the company, the site is already zoned for multiple uses and is located close to the Williams Northwest natural gas pipeline. TerraVolt has already signed an agreement for 55,000 MMBtu (Metric Million British Thermal Unit) per day from the pipeline, which is expected to support the data center.
The company said that the data center’s off-grid architecture is designed to avoid interconnection delays and hasten time to power. It also said this will insulate local residential and commercial ratepayers from electrical grid strain or rate increases.
TerraVolt added that water stewardship will play a central role in the campus design, and the company intends to use low-water-use cooling technologies, such as closed-loop cooling, for any data center developed on the property.
“These option agreements secure site control, allowing our team to advance land use plans, environmental due diligence, power plant, electrical distribution, and water treatment system designs, and county and state permitting,” said Joel Stone, chairman and CEO of TerraVolt Holdings. “By pairing a strategic, expansive land parcel directly with firm gas supply and pipeline access, we are addressing the single largest bottleneck in the digital economy: the multi-year wait for large-load grid interconnections.”
Following the development of the site, TerraVolt plans to sell the “shovel-ready” sites to data center operators and provide them with power, fiber, potable and fire-protection water, wastewater treatment, and other site services under a long-term infrastructure services agreement.
CalEthos launched TerraVolt in July of last year as an Infrastructure-as-a-Service (IaaS) platform to provide turnkey solutions to hyperscalers, colocation providers, and data center developers seeking an expedited route to market. The company was originally positioned as a geothermal energy producer, but has since pivoted to natural gas solutions.
CalEthos is a sustainable data center developer based in Tustin, California.
