Another data center development is being proposed in the northeast of England.

First reported by the Northumberland Gazette, TBC Partners has filed with Northumberland County Council to develop a data center campus on land at Factory Road in Cambois.

The site covers an area of approximately 12 hectares and is located alongside the A189 immediately south of the River Wansbeck.

Full details of the proposed Blyth Data Centre development haven’t been shared, but TBC Partners’ website suggests the campus could total 300MW.

“Layout options for the site are being considered, comprising one or two main data center buildings,” filing documents state, with an on-site substation also planned. Construction would take approximately 24-months, with occupation and operation intended to occur from 2030 to 2035.

The full application hasn’t been filed, with TBC currently requesting a screening opinion as to whether an Environmental Impact Assessment (EIA) is required for the project.

Application documents suggest the facility would use a closed-loop air-cooled conditioning plant to reduce overall water consumption. The company also aims to explore possible uses in the area for its waste heat.

The site was previously part of the wider GlaxoSmithKline (GSK) pharmaceutical manufacturing facility that operated in Cambois from 1971 until around 2004. The buildings were demolished between 2009 and 2013.

Currently, the land provides storage for recycled and secondary aggregates and timber supplies, large plant and machinery storage, and hire and haulage services.

In 2016, the land was granted permission for use as a waste management and transfer station processing up to 150,000 tonnes annually.

The site is adjacent to a planned data center campus from Wansbeck Regeneration Ltd. The company filed to develop three buildings, totaling 356,000 sqm (3.8 million sq ft), earlier this year. That land was also previously part of GSK’s manufacturing campus.

The project is around a mile (1.6km) north of the Cambois project from QTS. The 540,000 sqm (5,800,000 sq ft) campus will be built at the former Blyth Power Station. Up to ten data center buildings totaling 720MW could be developed at full build-out.

TBC Partners is a UK-based joint family office traditionally focused on energy and sustainability investments. On its website, it also lists plans for a development in Didcot that could total 300MW.
