Yondr Group, in partnership with funds and accounts managed by Cerberus Capital Management, has acquired a 40-acre land parcel in Manassas, Virginia.
The property has been acquired for a data center campus development, targeting 72MW of capacity.
The data center campus is currently expected to be operational in 2029 and will serve hyperscale customers.
Details about the facility have not been provided, including the exact location, the number of buildings planned for the campus, and the size of the facilities. DCD has reached out for more information.
Financial terms have also not been disclosed.
“We continue to see strong demand for well-located capacity across our global portfolio including Northern Virginia, and this acquisition marks another important step in growing our North American footprint,” said Aaron Wangenheim, CEO of Yondr. “Bringing a project of this scale online in a market like Northern Virginia takes deep operational expertise and strategic, sophisticated capital, and our partnership with Cerberus brings both together to deliver the capacity hyperscale customers increasingly need.”
Tom Wagner, senior managing director and head of North American real estate at Cerberus, added: “With near-term power availability in a historically constrained market and a 2029 ready-for-service date, this project will be well-positioned to support continued customer demand while creating long-term value for our partners and investors. We look forward to advancing this project alongside Yondr and to identifying compelling opportunities to invest in high-quality real assets supported by the strong fundamentals in the digital economy.”
Yondr has a preexisting data center in Manassas, dubbed Yondr North Virginia 1. Offering 48MW of capacity, it launched in November 2024. At the time, Yondr said that there was 240MW of capacity in the pipeline for an adjacent parcel as part of the same campus. Whether this latest acquisition is part of this is unclear.
Yondr is headquartered in London and was previously owned by single-family investment office Cathexis, Apollo Global Management, and Mubadala. It was acquired by DigitalBridge and Canadian pension fund La Caisse in a deal that closed in July 2025. German financial giant Allianz has since acquired a minority stake in the business.
The company operates data center campuses across Europe, Asia, and North America, with developments in Texas, Canada, the UK, Indonesia, Japan, Germany, and the Netherlands. In late July, the company sold a majority stake in its Slough, UK, campus.
Founded in 1992, Cerberus is an alternative investment fund with around $72 billion in assets under management.
