A data center outside Perth occupied by Australian telco Vocus has been sold.
CBRE recently announced the off-market sale of 5 Watts Place – a mixed-use data center and office located within the Bentley Technology Park – for AU$13.13m (US$9.1m). The facility was sold to an unnamed investment group based in the UK.
The 1MW, two-story site totals 1,965 sqm (21,150 sq ft) and is fully leased to Vocus and Curtin University with a WALE of 6.5 years.
“The transaction reflects the continued momentum from well-capitalized private investors taking a long-term view and acquiring high-quality assets at a strategic point in the cycle,” said Nicholas Volk, CBRE associate director for capital markets in Western Australia. “Congratulations to Miles Ashton and Baron Property Group on the divestment and to the offshore private buyer on the acquisition.”
Part of Baron Vanilla Management, Baron Property Group is a commercial real estate investment group based in Perth, Australia, with assets totaling AU$265m. According to its website, the company acquired 5 Watts Place in 2018 for AU$10.225m.
The data center was launched in 2011 by IT firm ASG Group. Australian telco Vocus took over the site in 2014 for AU$11.7m. Selling the facility to pay down debts, ASG was set to remain a tenant.
Vocus operates more than a dozen data centers across Australia, including at least seven around Western Australia. As well as 5 Watts, it operates sites at 1 William Street, 45 St Georges Terrace, and 7 Murchison Terrace in Perth; 118 Bennett Street in East Perth; 4 McGrath Road in Munster; and 43 King Edward Road in Osborne Park.
