Milan Trophy RE Fund 3, a vehicle that Kryalos manages and that a club deal of Mediobanca Private Banking subscribed, attracted a 5-year 154 million euros senior loan from Mediobanca for refinancing the former Palazzo delle Poste – Piazza Cordusio 3 in Milan (see here a previous post by BeBeez). The borrower acquired the LEED Gold asset of less than 14000 sqms in 2020 for 246.7 million from Pacific 1, a vehicle of NYSE-listed giant Blackstone that Kryalos manages.
Nepa, the family office of Alicia Koplowitz which owns Hotel Park Hyatt Milan, received a financing facility of 83 million euros from Caixa Bank (see here a previous post by BeBeez). Chiomenti and Urìa Mendez assisted Nepa which belongs to Madrid-based Omega Capital (70%) and Hyatt Hotels Corporation (30%). Legance and Goméz Acebo & Pombo Abogados advised Caixa Bank.
Fidera Vecta, an investor in distressed real estate assets that is part of Fidera, received a senior loan of 42.1 million euros that Tikehau Capital Real Estate Credit provided through Italian Debt Investment, a vehicle that DeA Capital Real Estate manages (see here a previous post by BeBeez). Fidera Videcta will invest such proceeds in the redevelopment of an office complex in Rome Central Business District that acquired in 2019 and that Praemia REIM Italy manages.
EQT Exter Europe Logistics Core-Plus Fund – Kryalos said it acquired four LEED Gold logistic assets based in the North of Italy with an aggregate GLA in the region of 108000 sqms from GO Italia, a vehicle of DeA Capital Real Estate that BentallGreenOak (BGO) subscribed (see here a previous post by BeBeez). Milano Notai sealed the transaction for which Dils acted as advisor. Legance advised EQT. White & Case advised the DeA Capital Real Estate. Sources said to BeBeez that Gruppo Amapa signed a sale& lease-back deal with CDP Real Asset – Fondo Nazionale Turismo (FNT) for the 9000 sqms hotel building Ibis Styles Roma Eur (see here a previous post by BeBeez). Deloitte Legal advised the vendor while SI – Studio Inzaghi assisted CDP Real Asset. Chiara Caruso heads FNT.
Mistral Sélection, a SCPI vehicle that Swiss Life Asset Managers France handles, acquired part of a 981 sqms building in Corso Palladio 41, Vicenza for which DM Drogerie signed a lease (see here a previous post by BeBeez). The deal’s yield amounts to 7.11% of the whole price paid including the transaction costs (acte en mains). Alberico Radice Fossati is the Country Leader & Head of Capital Markets of JLL which assisted Mistral Sélection.
Banca Investis, its owner Attestor, signed an agreement for merging their subsidiary Symphonia with Arsenale Real Estate, a company that belongs to the Stevanato Family through SFEM (see here a previous post by BeBeez). Stefano Vecchi is the ceo of Banca Investis while Giovanni Fazio heads Arsenale. SFEM will have a minority of Symphonia.
