PropTech firm iamproperty has released its 2025 Budget Playbook, offering estate agents a 90-day response plan outlining practical steps to take following last week’s Budget.
The playbook examines the implications of the Budget announcements for vendors, landlords and agency businesses, and sets out seven actions agents may consider to navigate upcoming market conditions.
It follows iamproperty’s earlier ‘Thriving in a Challenging Market’ guide, which explored broader strategies for supporting instructions and client relationships.
Jamie Cooke, co-founder at iamproperty said: “The Autumn Budget may not have rewritten the housing market, but it has created some much-needed clarity for estate agents, ending months of damaging uncertainty that has paralysed buyer confidence and slowed housing market activity to a crawl. Although we now have some clarity, it will take a long time to undo the damage which the endless speculation has inflicted on the property industry.
“For many agents, the news still feels like headwind and whilst we all drew a collective sigh of relief to hear there would be no Stamp Duty overhaul, and no sweeping changes that would shake up pipelines overnight, the announcement did introduce new pressures for owners of high-value homes, confirmed a steady, low-growth environment, and increased cost pressures for agents.
“For the most proactive agents, the new market challenges can still create a real competitive advantage. That’s where our new 2025 Budget Playbook comes in. We didn’t want to join the noise but instead provide some practical guidance for agents.”
Cooke continued: “The fundamental flaws in the UK home buying process remain essentially unresolved. Most obviously, we are still left with an antiquated paper-based conveyancing system that is inefficient and fragmented, creating unnecessary stress for buyers, sellers and Estate Agents alike. The Budget failed to address the structural challenges and inefficiencies that make the transaction process so cumbersome and unpredictable.”
“Our industry should not wait for government-led reform. Instead, we must take the lead by developing smarter tech, more streamlined processes and greater transparency to deliver a better deal for UK home buyers and sellers. Anything less risks leaving the UK property industry stuck in the past.”
