LSL steps up franchise support ahead of Renters’ Rights Bill

LSL Estate Agency Franchising has ramped up its support for franchise partners and landlords, following a survey revealing that nearly 40% of DIY landlords may underestimate the impact of the government’s forthcoming Renters’ Rights Bill.

The survey, conducted by LSL, highlights a significant knowledge gap among self-managing landlords about the wide-ranging changes expected to be introduced by the Bill. 

The proposed legislation, currently making its way through Parliament, is set to bring the most sweeping reforms to England’s private rental sector in decades.

Among landlords who manage their own properties, the survey found that 27% believe the Bill will not significantly affect their lettings, while 10% think it will have no impact at all. A further 25% admitted to not knowing enough about the Bill to assess its potential consequences.

With many of the new rules expected to come into force late in 2025, LSL believes professional letting agents have a key role to play in educating and supporting landlords. In response, the company is providing its franchise partners with resources to host webinars and local landlord events, giving landlords access to industry experts and practical guidance.

In addition, LSL is promising a comprehensive guide to the Renters’ Rights Bill and regular updates through social media, websites and newsletters.

Valerie Bannister, lettings compliance director at LSL Estate Agency Franchising, said: “It’s not surprising that many landlords aren’t fully engaged with the changes yet, especially since they are still some months ahead and may still change. 

“However, there is a high level of preparation that can be done now, so that the impact is less overwhelming when it happens, because the legislation will require landlords to adapt quickly – on some matters, overnight – to new legal obligations. 

“Lettings agents and industry experts will be more vital than ever in guiding landlords through this complex new landscape.”

Bannister added: “If agents communicate openly with landlord clients, they can help dispel myths and reassure them that when the new rules come into effect, their properties will be in safe hands.”
