Merope Asset Management, a real estate investor that Pietro Croce (70% owner) heads, and Mandarin Oriental will develop a luxury resort of ten villas in Rome and deliver it by 2026 (see here a previous post by BeBeez). Merope acquired this trophy asset in 2021 from Colony Capital for 100 million euros and planned investments worth a further 80 million. Intesa Sanpaolo and Banco BPM financed the transaction with even resources. The XIX century villas are in a 18,000 sqms area che sarà completato entro il 2026. The developers will have to invest a further 20 million in refurbishments. Mandarin Oriental will manage the resort. BMS, Gilles & Boissier, Dimore studio, and Parc Nouveau are in charge of the project. Laurent Kleitman is the ceo of Mandarin Oriental Hotel Group.
Extendam acquired the hotel Sofitel Roma Villa Borghese from Accorinvest for a transaction value that according to market rumours is in the region of 75 million euros (see here a previous post by BeBeez). The fund also purchased Sofitel Lisbon Libertade for the same amount. Credit Agricole financed the transaction with a green loan while Ring a Bell Hospitality will manage the Rome’s asset. AEW, a real estate vehicle of Natixis Investment Managers, completed the development of a Class A 92000 sqms prime logistic asset based in Milan area (see here a previous post by BeBeez). AEW acquired the asset off-market in 2021 on behalf of Logistis. Italian supermarket chain Il Gigante signed a 12-years lease for the asset with BREEAM New Construction “Excellent” certification.
Gruppo Statuto acquired luxury hotel SIx Senses Ibiza from Metric Capital Partners, which purchased the asset in 2017 (see here a previous post by BeBeez). EY and Eastdil Secured acted as advisors. The parties did not disclose the terms of the transaction.
International fashion retailer Primark signed a lease contract with Italian shopping mall Parma Retail (see here a previous post by BeBeez). Bird & Bird advised the renter while Primark retained A&O Shearman. Parma Retail has a Gross Leasable Area (GLA) of 40,000 sqms. After a 25 million euros investment, the mall will convert into Parma Promenade.
Arezzo Municipality (Tuscany) aims to invest 6 million euros for developing 32 new houses with subsidised rents by fall 2025 in Porta San Giovanni Valdarno (see here a previous post by BeBeez). Porta San Giovanni Social Court is a prjoect that Fondo Housing Toscano (FHT), a vehicle that Investire (part of Gruppo Banca Finnat) manages and that received the resources of Fondo Investimenti per l’Abitare – CDP Real Asset, Tuscany Region, Fondazione CR Firenze, and other local banking fondations.
Coima, a real estate asset investor that Manfredi Catella heads, said it aims to manage assets worth 12 billion euros by 2026 (+20% from 2024) (see here a previous post by BeBeez). The company appointed Ferruccio Resta as development and property manager Coima REM and independent board member. Jesse Freitag-Akselrod is the firm’s Chief Performance Officer and Deputy Head of Asset Management. Meka Brunel joined Coima ESG City Impact as independent director. Alessandro Rivera will be the new chairman of MilanoSesto, a vehicle of Coima and Redo. Coima REM appointed Luca Mangia as coo.
