Two-thirds of landlords eye expansion

A new survey of UK landlords shows that, while recent changes announced by the chancellor in the Budget have introduced caution, many remain buy-to-let investors remain focused on portfolio growth and resilience in 2026.

The latest study shows that 23% plan to acquire new properties, 21% to improve existing assets, and 22% to refinance, meaning 66% of planned activity is growth-focused.

Also, long-term buy-and-hold remains the dominant strategy (58%), followed by BRRR (17%) and commercial/mixed-use investments (9%).

Confidence in the UK property market is broadly split: 45% very confident, 43% very concerned, with a third of landlords (33%) reporting an increased appetite for investment.

In response to market and tax changes, 41% plan to increase rents, 19% may move to a limited company, and 12% plan to reduce their portfolio size.

Key budget concerns include property income tax rates (49%), dividend tax increases (25%), and savings income tax rises (21%).

The survey suggests landlords are actively managing portfolios and adapting strategies to balance opportunity with risk amid fiscal and market uncertainty.

Aviram Shahar, Co founder and CEO of Lendlord, which carried out the research, said: “While the Budget has increased scrutiny around costs, tax and ownership structure, our latest survey shows that many landlords remain focused on growth and active portfolio management. They are adapting their approach rather than stepping back.

“The data also highlights that confidence in the market is clearly divided, with some landlords opting  for a cautious approach and others perceiving opportunity. That balance is significant when brokers and lenders are supporting funding and investment decisions going into 2026.”
