The 2026 edition of the Voice of the Agent survey has officially launched, inviting property professionals across the UK to take part in Part One of the report.

The first survey of the year focuses on sales and lettings, collecting data on income distribution, changes in vendor and landlord numbers, growth expectations for 2026, fee structures, market positioning, local competition, and current operational challenges.

For 2026, the survey will run on a monthly basis, providing more frequent insights into the commercial realities facing agents across the country.

Since its launch, Voice of the Agent has aimed to capture the real views, experiences and confidence levels of agents on the ground.

Throughout 2025, the report evolved into a multi-part series, culminating in a sold out conference at Bletchley Park. The findings were debated at industry events, and used by agencies to benchmark their own performance against the wider market.

The move to monthly reporting in 2026 reflects the pace of change now shaping the industry.

“The market no longer stands still for a quarter, let alone a year,” said Simon Leadbetter, founder of Voice of the Agent. “Agents are making decisions in real time, and they need insight that reflects what’s happening now – not what was true three or six months ago. Moving to monthly reporting allows us to spot trends earlier, track confidence as it shifts, and give the industry a much clearer, more responsive picture of what’s really going on.”

Part One of the 2026 programme sets the foundation for the year ahead, focusing on the fundamentals of sales and lettings performance and providing a benchmark against which future monthly findings will be measured.

“The Voice of the Agent only works because agents give us their time and their honesty,” Leadbetter added. “Every response helps build a clearer picture of the market we’re all operating in. If you want better insight, better debate and better decision-making across the industry, the starting point is taking part.”

Estate and letting agents are now invited to complete Part One of the 2026 Voice of the Agent survey. The survey takes just a few minutes to complete and contributes to one of the industry’s most widely read and trusted research reports.
