Are you prepared for the upcoming Renters’ Rights Bill?

The proposed Renters’ Rights Bill – part of ongoing efforts to strengthen tenant protections in the private rented sector – looks set to bring significant changes for both letting agents and landlords.

It is widely expected to become law within the next few weeks. But what does that means for agents, landlords and other professionals working in the PRS?

The National Landlord Investment Show has announced a timely, free, in-person landlord training series, taking place on 29 October 2025 at Old Billingsgate, London, as part of the live exhibition show.

This three-part training series, led by industry experts Suzanne Smith (Founder, The Independent Landlord), David Smith (Partner, Spector Constant & Williams), and Susie Crolla (Director, The Guild of Letting and Management), forms part of the live exhibition show.

David Smith, Partner at Spector Constant & Williams, said: “The Renters’ Rights Bill changes the way in which landlords will seek possession. It is important that they start to understand how the new processes will work so that they can start to adapt their management strategies to the new circumstances.

The training will be a three-part series taking place across the event, led by property industry experts with an in-depth focus on the new assured tenancy system, the changes to evictions, and new landlord obligations and penalties. Landlords will leave the training series with practical tips for preparation and implementation.

Suzanne Smith commented: “Whether you’re a self-managing landlord, someone who uses letting agents, or a property professional, you need to understand the new regime the Renters’ Rights Act will bring. This free in-person training at the National Landlord Investment Show is unique, with genuine experts sharing actionable, practical tips on how to prepare for implementation, and I’m proud to be kicking it off with my session at 11:15.”

Susie Crolla, director of the Guild of Letting & Management, added: “The training session I’m delivering will provide landlords with a very clear action plan of what they need to do to ensure compliance. The focus will be very clear, to minimise risk for landlords and avoid penalties for non-compliance.”

What will the training cover?

Part 1: Renters’ Rights Training- What does the new assured tenancy system mean in practice?

Topics to be covered:

  • Understanding the rule on the new assured periodic tenancy
  • Tenants’ rights to serve notices to quit
  • Updated rules on rent, including rent in advance, listing requirements, and new rules for selecting tenants,
  • Tenants’ right to keep pets and the new penalties landlords may face
  • Q&A with Suzanne Smith

Part 2: Renters’ Rights Training – How will evictions change? 

David Smith

Delivered by David Smith, Partner at Spector Constant & Williams

Topics to be covered:

  • The abolition of Section 21 and what it means in practice
  • How Section 8 will operate under the new system (including Grounds 1, 1A, 4A, rent arrears, ASB, and Ground 12)
  • Practical tips for navigating Section 8 evictions
  • Case study discussion

Part 3: Renters’ Rights Training – New landlord obligations and penalties

Delivered by Susie Crolla, Managing Director of the Guild of Letting & Management

Topics to be covered:

  • Preparing for the PRS Database
  • The PRS Landlord Ombudsman – what it means and how to comply
  • Essential compliance with the Decent Homes Standard
  • Understanding penalties and rent repayment orders
  • Understanding when the new tenancy system comes into effect
  • Transition rules for existing Section 21 tenancies
  • Practical tips and takeaways for preparation

In addition to the Renters’ Rights training series, people can attend over 50+ free expert-led seminars throughout the day, covering crucial topics such as Making Tax Digital, investment strategies, financing tips & much more.

The exhibition will host 100+ expert property service providers offering services across tax, mortgages, property management, lettings, legal advice, and more – providing landlords access to the service providers needed to run a successful portfolio and property business.

The exhibition will open at 08:30am and will run until 5pm.
