Property auction market sees significant annual uplift

In August 2025, the national auction market posted a marked year-on-year uplift, compared to the quieter trading period August 2024, the latest data from Essential Information Group (EIG) has revealed.

Lots offered rose 22.7% to 1,738, while sales increased 15.3% to 1,113, reflecting stronger activity and buyer engagement. The total raised advanced by 14.1% to £171.8m, though the percentage sold slipped back to 64.0%, showing that while more stock was made available and absorbed, buyer selectivity is tempering overall success rates.

Residential led the growth with a 13.5% increase in total raised, while commercial also gained ground in August, up 20.5%.

Across the regions, the rolling quarter (June to August 2025) showed a varied performance. The North-West stood out with sales up 14.6% and a notable rise in success rates, while Yorkshire & The Humber saw a sharp 41.8% uplift in amounts raised, driven largely by residential demand.

The East Midlands and West Midlands also showed double-digit increases in capital raised, while the North-East and Wales experienced significant declines in activity.

These contrasts underline the uneven nature of regional markets, where local economic conditions and stock profiles continue to shape outcomes,

EIG’s David Sandeman said: “Looking at the past 12 months, the market has demonstrated resilience and steady growth despite shifting buyer sentiment. Increased volumes and higher overall totals raised point to a sector that remains attractive to investors and owner-occupiers alike, though the easing in success rates suggests greater caution and price sensitivity.

“Overall, the auction sector is proving adaptable, with buyers focused on value and sellers still finding an effective route to market, even amid a more selective environment.”
