CDP Real Asset shall decide by 15 November, Friday, whether to accept binding offer of Coima, a firm that Manfredi Catella heads, for Rome’s former barracks in Via Guido Reni (see here a previous post by BeBeez). CDP may keep up to 15% of a vehicle that will purchase the asset while granting a yield of 20% of distributed earnings and a 10% net yield. If CDP will not accept such an offer of Coima, the auction process may start again. In 2013, CDP acquired the asset for 60 million euros while its current value amounts to 50 million. Intesa SanPaolo and Gianni&Origoni The asset reportedly attracted the interest of Hines (Mario Abbadessa Italy’s country manager), Generali Real Estate (Aldo Mazzocco), DeA Capital Real Estate (Emanuele Caniggia ceo), Fabrica Immobiliare, and other Italian pension funds. Intesa Sanpaolo, Enpam, Cassa Forense, Inarcassa, Cassa dei Commercialisti, Fondazione di Padova e Rovigo, Compagnia di San Paolo, and Fideuram Vita are going to co-invest with Coima. CDP Real Asset hired Lazard and Colliers.
Invel Real Estate (IRE), a private equity real estate, received a 34 million euros financing facility from Banco BPM for renovating a building based in Rome’s Via Paolo di Dono 223 ahead of the development of a 80 million worth residential area with 150 apartments (see here a previous post by BeBeez). Chris Papachristophorou is the founder of IRE which acquired the asset in 2023 through Juniper, a vehicle that DeA Capital Real Estate manages. Invel retained Redbrick as development manager and Savills as sales advisors. Gabriele Magotti is the chief investment officer of IRE.
Patrizia acquired 40% of Greenthesis, a waste management company of which the Grossi Family has 60% (see here a previous post by BeBeez). Earlier in April, Patrizia acquired 28.33% of the target ahead of a delisting completed on 23 September, Monday, at 2,293 euros per share or 340 million euros. Giovanni Bozzetti and Simona Grossi head Greenthesis which has 20 sites for several waste management activities.
Gruppo Statuto and Six Senses will open a new hotel in Milano in 2025 and another one on Como’s Lake in 2028 (see here a previous post by BeBeez). Sources said to BeBeez that Studio Tagliabue acted as sale advisor for the Lake of Como asset. Giuseppe Statuto is the owner of Gruppo Statuto.
