Manelli Impresa, an Italian construction company that is developing MyCityBari, a a 22500 sqms prject, attracted a four years 20 million euros ESG mortgage facility from Bper (see here a previous post by BeBeez). Manelli Impresa has sales of 234 million, an ebitda of 22 million and net debts of 43.9 million.
Kryalos, an asset management firm that Paolo Bottelli created, launched Ottaviano, a direct lending fund for real estate funds that aims to fetch 300 million euros (see here a previous post by BeBeez). Ottaviano will issue secured real estate financing facilities and will acquire liabilities on the secondary market. Kryalos has the right to co-invest with the fund.
Officine Mak, an investor in urban regeneration, said it sold to Mazer, a vehicle that Kryalos manages and Logicor subscribed, a land of more than 51000 sqms based in Fara Gera D’Adda (Bergamo area), for developing an industrial plant of 25000 sqms (see here a previous post by BeBeez). Studio Legale Gritti and G.B. & Partners acted as advisor for the deal. Officine MAK has revenues of 82.2 million euros, an ebitda of 8.6 million, an ebitda margin of 10.5%, and net profits of 5.1 million.
Italian Healthcare Fund II Sicaf (IHF), a vehicle that Praemia REIM Italy manages, said it acquired a Tuscany’s based 18200 sqms elderly care house (see here a previous post by BeBeez). Jones Day and Yard Reaas assisted the fund. Carron sold the asset. Luca Turco is the ceo of Praemia REIM Italy (fka Quinta Capital) a firm that belongs to Primonial REIM since 2023.
Gais Hotel Group, a company that belongs to the Bambara-De Luca, sold Taormina’s iconic four stars Hotel Villa Diodoro to Gruppo Barletta (see here a previous post by BeBeez). The buyers will invest 85 million euros in refurbishing the asset from February 2025 and transforming it in a five stars hotel. The vendors will manage Hotel Villa Diodoro until the end of January 2025. Gais Hotels Group received assistance from Novenero and Studio legale Abbadessa Franchina. Gruppo Barletta retained FGAlex and CBRE.
